Using Thermal Imaging to Identify Leak Areas

Our leak detection process starts with advanced thermal imaging. This technology detects temperature variations in walls and floors, displaying cooler areas in shades of blue and warmer areas in shades of red. Cooler areas can indicate potential water leaks, providing us with a preliminary understanding of where moisture may be present. By identifying these temperature differences, we can focus our efforts more effectively, minimizing unnecessary exploration and damage to your property.

Pinpoint Leaks with Sonic Detection Technology

After using thermal imaging and moisture meters to locate problem areas, we can also arrange sonic leak detection if necessary for added accuracy. This method listens for the sound of water escaping from pipes, helping pinpoint leaks hidden in walls, floors, or ceilings.

Sonic detection is available on request and provides an extra level of precision when standard methods need confirmation.

Measuring Moisture Levels in Walls and Floors

To further assess potential leak areas, we use advanced moisture meters that can accurately measure the amount of moisture within walls and floors. This method provides precise readings, helping us determine the extent of water intrusion and the need for repairs. By cross-referencing these moisture levels with our thermal and sonic detection results, we can provide a comprehensive analysis of the affected areas.

Tracer Dye Leak Detection

Tracer Dye Leak Detection is a precise and effective method for identifying leaks in plumbing, roofs, and other water-related areas. By introducing a non-toxic, biodegradable fluorescent dye into suspected areas, we can trace water pathways with high accuracy. When illuminated with a UV light, the dye glows, revealing hidden leaks quickly. This technique is especially useful for detecting leaks in hard-to-reach places like behind walls and under floors. Tracer dye detection helps prevent further damage, reduce repair costs, and maintain the safety and value of your property.

QUESTIONS & ANSWERS

QUESTION: How do you detect leaks in a home?ANSWER: We use thermal imaging, moisture meters, visual assessment, and professional leak-detection techniques to locate hidden moisture, cold-water leaks, and damp intrusion without damaging walls or floors.

QUESTION: Can thermal imaging really find a leak?ANSWER: Yes. Thermal imaging identifies temperature differences caused by moisture. It shows the leak area, and then we confirm the exact point using moisture meters.

QUESTION: Do you cut walls open to find the leak?ANSWER: No. Our inspections are 100% non-invasive. If opening is needed, we give a clear report so your plumber knows exactly where to work.

QUESTION: Can you find leaks inside walls or floors?ANSWER: Yes. Thermal imaging and moisture readings allow us to detect leaks behind tiles, drywall, flooring, ceilings, or exterior walls.

QUESTION: Do you check both hot and cold water leaks?ANSWER: Yes. We check hot-water pipes, cold-water pipes, heating lines, and general plumbing systems.

QUESTION: Will the leak show on the thermal camera even if the room is warm?ANSWER: Yes. Temperature contrast is still visible. If needed, we adjust conditions to make the leak more visible.

QUESTION: Can you detect roof or ceiling leaks?ANSWER: Yes. We identify moisture patterns, roof penetration points, insulation damage, and water ingress from rain.

QUESTION: How long does a leak detection inspection take?ANSWER: Typically 45–90 minutes, depending on property size and complexity.

QUESTION: Do you provide a written report?ANSWER: Yes. Every inspection includes a professional report with images, thermal scans, moisture readings, and recommended actions.

QUESTION: Can you confirm mould or damp caused by a leak?ANSWER: Yes. We identify moisture sources, damp progression, and whether mould is related to plumbing leaks or humidity.
