Not every hidden moisture problem begins with a visible stain. During a property inspection in Cascais, the ceiling appeared normal, with no obvious water damage and no active leak visible at the time of the inspection.

The surrounding ceiling maintained a relatively even thermal pattern, while a distinct cooler area extended across the ceiling near the cupboard. Based on the inspection findings, the consistent pattern indicated an area requiring further investigation for possible moisture rather than simply a random temperature variation.





Early Detection and the Next Stage of the Investigation


There was no active leak visible during the inspection and no obvious damage to the ceiling. However, identifying a consistent thermal anomaly provided an opportunity to investigate the area further before visible signs such as staining or deterioration developed.


The next step was to investigate the roof area above the thermal anomaly. A drone inspection was planned to examine the roof and flashing for visible defects that could potentially provide a route for moisture entry.


At this stage, the flashing had not been confirmed as the source. The purpose of the drone inspection was to gather additional evidence and determine whether an external defect could help explain the thermal pattern identified inside the property.


This case demonstrates why thermal findings should be considered as part of a wider investigation. A thermal anomaly can identify an area that requires attention, but additional evidence may be needed to establish what is causing the temperature difference and whether moisture is actually present.
