Drone Roof Investigation in Cascais: Investigating a Possible Hidden Leak

Thermal imaging had revealed a distinct cooler area in the corner of a bedroom ceiling near a built-in cupboard. There were no visible water stains, no dripping and no obvious signs of an active leak, but the thermal pattern remained consistent when the area was checked again approximately an hour later.


Further measurements showed that the affected area was approximately 18–19°C, compared with around 20°C across the surrounding ceiling, while indoor humidity was measured at 82%.


The findings did not confirm that moisture was present or identify its source. However, the location of the anomaly provided a clear area for further investigation.


A drone roof investigation was then carried out in Cascais to examine the roof area directly above the anomaly. The aim was to look for visible defects around the roof edge, flashing, joints and box gutter that could potentially provide a route for water ingress.

High-resolution drone images were captured from multiple angles directly above the area where the internal thermal anomaly had been identified.


The purpose of the drone roof investigation in Cascais was to examine the condition of the flashing, joints and box gutter and look for visible signs of deterioration, displacement or other defects that could help explain the cooler pattern detected inside the property.


From the drone imagery available at the time of the inspection, the flashing and laps appeared stable, with no obvious lifting or visibly failed sealant. The joints and terminations also showed no obvious displacement.


However, the absence of a clearly visible defect did not completely rule out water ingress. Fine cracks, small openings or defects within waterproofing systems may not always be identifiable from aerial imagery alone, particularly when the area is dry.


Why Waterproofing Details Matter in Box Gutters


Box gutters are particularly sensitive areas because they collect and direct rainwater from the surrounding roof surfaces. Their performance depends not only on the waterproofing material itself, but also on how joints, edges, flashings and transitions have been detailed.

In this case, the box gutter was finished with a liquid-applied waterproofing system.


Torch-on membranes are heat-bonded to the prepared substrate to create a continuous waterproofing layer. When correctly specified and installed, they can provide a robust solution for areas such as box gutters and certain flat roof junctions.


Based on the construction observed during this inspection, the assessment was that a more durable solution for this particular roof detail would be a torch-on bituminous membrane system, combined with correctly installed mechanical flashings.


However, the appropriate waterproofing system depends on the construction and condition of the individual roof. The purpose of this inspection was not to prescribe unnecessary repairs, but to investigate whether the roof details above the internal thermal anomaly could provide a possible route for moisture entry.


Recommended Detailing for This Roof Area


Based on the construction observed during this inspection, the recommended approach for this particular roof area included mechanical galvanised-steel flashings extending into the gutter, with the relevant junctions properly sealed before fixing.


The flashings would be securely fixed and the adjoining waterproofing details completed using a suitable system designed for the specific roof construction.


Correct detailing at these junctions is important because roof edges, gutters and flashing connections are exposed to repeated rainfall, temperature changes and movement over time.


Any proposed repair or replacement should therefore take the complete roof detail into account rather than simply treating an isolated visible area.


What Happens Next in the Investigation?


At the time of the drone roof investigation in Cascais, no obvious external defect had been identified that could conclusively explain the thermal anomaly inside the property.


The next stage was therefore to wait for suitable rainfall and reassess the internal area. If the cooler pattern returned or became more pronounced following rain, this could provide additional evidence to help narrow down a possible route of water ingress.


A further targeted inspection of the corresponding roof area could then be carried out if required. Moisture measurements could also be taken to investigate whether elevated moisture was present within accessible materials.


This staged approach avoids concluding a single thermal image or roof inspection. Instead, evidence gathered under different conditions can be compared to build a clearer understanding of what may be happening.


Combining Thermal Imaging and Drone Roof Inspections


This case demonstrates how different inspection technologies can be used together when investigating a potential hidden building defect.


The thermal imaging inspection identified an unusual internal temperature pattern that was not visible to the eye. The drone then provided a detailed view of the corresponding exterior roof area without requiring immediate physical access to the roof.


Neither method, used independently, confirmed an active leak in this case. Together, however, they helped identify the areas requiring attention and provided a logical basis for the next stage of the investigation.


For property owners and buyers in Cascais and across Portugal, this type of evidence-based approach can be particularly useful where signs of a potential problem are subtle and the source is not immediately apparent.
