Modernising traditional homes is about far more than updating kitchens or improving energy efficiency. Every change you make to a traditional Portuguese stone cottage can affect how the building manages moisture, supports its structure, and performs over the long term.


Behind the stone walls and rustic charm, these properties often hide decades of alterations, repairs, and building techniques that require careful consideration before any renovation begins.

Modernising Traditional Homes Without Trapping Moisture


Traditional stone cottages were built to "breathe." Their thick walls manage moisture through evaporation. However, modern renovations often introduce non-breathable materials—like cement-based renders or improper rigid insulation—that trap moisture.


We often see "spalling" (flaking stone) and crumbling mortar caused by moisture being forced into the wrong places. If you seal the exterior, the moisture has nowhere to go but in.


During an inspection, we look for signs of moisture migration; if the interior walls are constantly damp, it’s rarely just a leak—it’s usually a lack of vapor permeability in the renovation choices.


Protecting Structural Integrity When Modernising Traditional Homes


Stone walls are notoriously unforgiving. When modernising, homeowners often need to add electrical, plumbing, or HVAC services. However, you cannot simply cut deep grooves ("chasing") into massive granite or schist without risking structural integrity.


We have encountered botched retrofits where critical load-bearing stones have been compromised just to fit a wire or a pipe.


When we scan these areas, therefore, we do more than just check for structural stability; we look behind the drywall to see if those modifications have created hidden problems, such as trapped moisture, active leaks, or signs of decay that aren't yet visible to the eye.

A prime example of why retrofitting electrical and structural elements in traditional homes requires expert oversight. Without proper planning, these modifications can inadvertently impact the long-term structural health of your property.

Myth-Busting: Modernising Traditional Homes


One of the most common misconceptions when renovating traditional stone homes is that a dehumidifier will solve damp problems.

While it may reduce moisture in the air, it does not address the underlying cause. If the walls remain damp, the source of the moisture still exists within the building. Lasting solutions begin by identifying where the moisture is entering and correcting the problem, rather than simply treating the symptoms.


Another common misunderstanding is that modern cement is always a better choice than traditional lime mortar. In older stone buildings, the opposite is often true. Lime mortar is designed to flex with the natural movement of the building and allows moisture to evaporate. Modern cement is much more rigid and less breathable, which can trap moisture and place additional stress on the surrounding stone.


Over time, this can lead to cracking, deterioration, and unnecessary damage. During an inspection, we identify where traditional materials remain the most appropriate choice for preserving the building's long-term performance.
