Where a particular plumbing line is suspected, running water through the system while monitoring the surrounding surfaces may provide additional information. If a thermal pattern develops or changes while the water is flowing, the area can then be investigated more closely.


A thermal camera does not see through walls or detect water directly. It measures surface temperatures, so any findings must be interpreted alongside the property's construction, plumbing layout, and other inspection evidence.

When conditions are suitable, the suspected plumbing line may be operated while the corresponding wall, floor, or tiled surface is monitored using a FLIR E8 Pro.

The shape, location and behaviour of a cooler area can provide clues about what may be happening behind the surface.


Rather than relying solely on the colours displayed by the camera, the inspector considers the measured temperatures, the location of the affected area and whether the pattern changes during the investigation. Repeated observations can help determine whether the finding is temporary or remains consistent over time.


The coolest point should not automatically be assumed to be the exact source of a leak, as water can travel through building materials before affecting the visible surface.
