Drone Roof Inspection in Cascais: Why a Persistent Leak Kept Returning

A persistent roof leak can be difficult to resolve when the visible signs inside a property are some distance from the actual point of water entry. In this Cascais case study, repeated repair attempts had failed to stop water appearing inside a sixth-floor apartment during periods of heavy rain.

The aerial images revealed an important detail: the property had two layers of roofing, with the original metal roof sheets remaining beneath a newer steel roof system. The investigation indicated that water was entering at the junction between these roof systems and travelling along the older sheeting beneath before reaching the apartment ceiling.



Using a DJI drone equipped with a high-resolution camera, detailed aerial images were captured around the roof perimeter and the area corresponding with the internal leak.

The images showed that the original metal roof sheets remained beneath a newer tile-profile steel roof system. Expanding foam had been used as filler between the two layers.


Our inspection found that the foam had become porous following prolonged exposure to sunlight and heat. At the junction where the two roof systems ended, water was able to enter between the layers and travel along the original roof sheet beneath.


This helped explain why previous repairs to visible edges and joints had not resolved the problem. The apparent point of water entry was not necessarily where the water eventually became visible inside the apartment.

The pattern was particularly evident following prolonged heavy rainfall, when sufficient water could travel between the roof layers before reaching the ceiling below.






Why the Leak Was Difficult to Identify


The source of the leak was difficult to identify because the point where water became visible inside the apartment was not necessarily the same place where it entered the roof.


This case also demonstrated why persistent leaks sometimes require investigation beyond the most obvious visible defect. In this investigation, thermal imaging was also used to trace the internal pattern of water ingress once rainfall returned, providing further evidence alongside the drone findings.

Because the apartment was on the sixth floor, much of the roof construction could not be properly assessed from ground level. Drone imagery provided a closer view of the difficult-to-access roof perimeter and helped document the junction between the old and newer roofing systems.


By examining these areas from above, the inspection was able to identify details that helped explain why the leak had continued to return despite previous repair attempts.

The Outcome


The drone images provided clear visual evidence of the roof construction and the area responsible for the recurring water ingress—details that would otherwise have required specialist physical access to inspect closely.


With the source identified, the property owner could provide contractors with clear information about the area requiring attention rather than continuing to carry out repairs based only on where the water appeared inside the apartment.
