Thermal Imaging Leak Detection Confirms the Source of a Hidden Ceiling Leak

After earlier thermal inspections and a drone investigation of the roof area, changing environmental conditions had made the original ceiling anomaly difficult to detect. There were still no obvious visible signs confirming where water was entering the property.
When rainfall returned, however, the thermal pattern changed.
During the follow-up inspection, thermal imaging revealed a distinct cooler line showing the path of water ingress, followed by a larger circular cooler area where moisture had accumulated within the ceiling.
The property was located on the sixth floor, making the corresponding exterior roof area difficult to inspect safely from ground level. Drone imagery captured earlier in the investigation had already identified a possible weak point between two roofing sheets.
The new thermal findings provided the additional evidence needed to compare the internal moisture pattern with the suspected external defect.
Combining Drone Inspection and Thermal Imaging
The earlier drone inspection provided a detailed view of the difficult-to-access roof area and identified a potential defect between two roofing sheets where expanding foam had failed.
During the subsequent rainfall, thermal imaging showed a corresponding path of water ingress inside the property. Comparing the exterior drone imagery with the internal thermal pattern provided the additional evidence needed to connect the internal moisture pattern with the suspected external defect.
Identifying the Source of the Leak
This final stage of the investigation demonstrated the value of combining evidence gathered under different conditions. Earlier thermal imaging had identified an unusual ceiling pattern, while drone imagery helped examine the difficult-to-access roof area above.
When rainfall returned, the new thermal pattern provided clearer evidence of the route taken by the water. When considered alongside the earlier drone findings, the investigation identified a defect between the roofing sheets where the expanding foam had failed.
For the property owner, this provided clear visual evidence of the source of the problem and allowed the required repair work to be focused on the area responsible for the leak.
This case demonstrates why investigating a hidden leak may require more than one inspection method or a single set of environmental conditions. By comparing thermal findings, drone imagery, and observations made during rainfall, the investigation built a clearer picture of what was happening and ultimately identified where the water was entering the property.
